Construction Principles

Scheduling & Cost Control: Our methodical approach to scheduling and cost control methods have resulted in project completion either on time or ahead of schedule and within budget.  Foster Construction believes in saving time and money without compromising the quality of the finished product.

Foster Construction believes that project control starts on day one. All projects are managed with our integrated software systems. These systems employs both Microsoft Project and Prolog Project Management software for use in managing each project. Our in-depth knowledge of our scheduling, document and cost control programs has allowed our team to provide strong and organized project document and cost controls. We strongly enforce all of our team members to utilize Prolog for tracking cost and documents. Weekly reports are generated for Subcontractor Coordination meetings, Owner/Architect/Contractor meetings, and are utilized to keep track of the progress of all documents and costs.

Quality Control: We know that quality control starts in preconstruction and continues to job completion. Therefore, we work closely with the Architect/Engineer to learn the desired level of quality and then monitor the quality of the construction work and the subcontractors before and after award of the project.  Preconstruction kick-off meeting is held with the subcontractors, as well as weekly coordination meetings to ensure quality construction before each phase of work is commenced and completed.  Sufficient field supervision assures compliance with specification and use of qualified, local subcontractors with good track records facilitate the entire process.

Value Engineering: Foster Construction will ensure that the principles of value engineering are incorporated into the project approach.  This involves a workshop review of design assumptions, evaluation of the use of alternative materials and analysis of constructability and construction techniques.  Architects and Engineers are required to identify and evaluate the most efficient options.  Consideration of environmental conditions, life-cycle cost implications, reliability, maintainability, and flexibility for change is evaluated continually.  Design options take into consideration factors that extend service life and reduce maintenance requirements.
